Hi,

Firstly, I shall introduce myself I am Jo.  I am posting on the discussion board in hope that some of you may be able to give me a bit of general information on the villa going to auction in June.  It is just I am very interested in the property but would like general information rather than the garble that estate agents give you about the community and property.  Anything you could tell me about would be much appreicated.  Would love to restore to former glory and make her a home again.

What questions can we answer for you?

Number 15 was one of the best examples, with many period features shuch as the internal shutters, but since the vandalism and the recent works that weren't much better, it's now in need of some sympathetic owners. However, having said that, it has one of the best positions up there on the terrace and would make a lovely family home.

Hi Mike,

Thanks so much for answering my post.  I was just after general information regarding the community  it seems like you have a good community spirit which is something we are looking for. and the history of the house.  I have to admit I have fallen for number 15 and already planned everything out down to the planting of the garden and pulling up weeds on the paving in front of it.  but  as you have mentioned vandalism I must admit I am a little concerned regarding the vandalism it has sustained and how the house has come to be left how it was? . I have taken a look (externally) at some of the workmanship and it does seem to be a little rough and it looks like there has being fire damage at some point.   I will be viewing internal later this week so may have more questions to hassell you with, and with a bit of luck may even be neighbours in the future.  Just generally after information on the history of the property etc.  Anything you can tell me about would be great.

Someone might correct me here, but here goes.

No 15 has a history, more so then some, but mainly from neglect. Some years ago a previous owner died and I gather the house was in probate for years and the residents could not contact anyone to find out what was happening and the council were deaf to appeals to help protect the house. During this time kids broke in on several occaisions as it was not secured, eventually it was set alight and that promted either the council or the owners reresentative to board it up. Then out of the blue we found it was sold.

The next owner, I assume, without permission started ripping the house and garden apart** (sorry developing the property), he wanted to turn it into flats, he used some Polish labourers to do the work (they worked odd hours and lived in the house, I sold them some plasterboard scrim at 7pm on bonfire night one year, for some reason they were desparate for it and couldn't wait until morning!!). Luckily the council weren't so deaf this time and stopped the work (I'm sure the conservation deptartment will tell you why they had so much trouble). I gather they eventually were to issue court proceedings, the owners having been out of the country for months, but in the mean time house had been sold on again, rumour has it for a substantial amount and a second rumour that the house was sold unseen and the new owner thought it nearly ready to move in!

Now I'm not sure who owns it out of the recent two, but again proceedings were halted by the fact the house was up for auction, however it was withdrawn at the last minute and now it's up for auction again.

**The trees are covered by preservation orders as we have specimin trees in the estate and some rare Hollys, at one point the developer chopped down a significant number of trees in the garden of 15 and scraped back the level of the ground with a digger. Unfortunately we have a lot of sycamore weeds, but they seem to be protected as well.

There's no vandalism to speak of, I think 15 was so obviously neglected it appeared an open invite.

I'm glad you want to pull the weeds from the paving, we have two clean up days a year to repair the road and pull weeds, but this year we seem to have missed the spring one, we should have put a date in the diary at the last residents meeting. In the eveniing of the cleanup days we usually have a bar-b-que on the roundabout. In fact we have several a year, but are short on a host for an early springtime event.

Hi Mike,

Thanks for getting back to me with the information. After a little further digging, i have found that the house has not sold since 2005 when it sold for just under 170k so I am presuming  it is the same owner who  bought it then who is selling now, coupled with the  information you have supplied this will enable me to question the estate agent a little further later today.  In particular in regard to the work done by the polish workers. Also, thanks for putting my mind at rest regarding the vandalism to the property, as you rightly say it was an open invite ~ though I have to admit I think the owners idea of chopping down the trees  and ripping up the garden was the biggest act of vandalism. With a bit of luck at the auction though that can be put back right! But I have a feeling I will need luck to beat off property developers who want to turn No.15 into profitable flats rather than being concerned about the restoration of the house.
